Amelia Island and the long-weekend problem
Fernandina Beach is in the set twice: a small loft near Centre Street and a dune house. They do not answer the same question.

This essay is sample analysis written for the Tiki Realty demonstration. It describes the permanent simulated dataset as of 1 October 2026. It is not a news report, not a forecast, and not advice.
People talk about Amelia Island as a weekend. The demonstration set splits that into two addresses. Centre Street Loft is $725,000, a mile and more from the beach, and scored as a historic-district walk. Amelia Dunes is $1.98 million and two tenths of a mile from the sand. The marsh photograph in the library is the island, not either house.
A short-term screen will look kinder to the dune house because the stored nightly rate is higher. A long-term screen has to carry the larger price, the larger tax line, and the larger insurance line. Neither screen knows whether a weekend renter exists. Occupancy is an input, defaulting to the number stored on the house, and the sensitivity table is there to move it.
Tiki Living, elsewhere in the product, is a waitlist for a furnished idea that is not operating. It does not make these two houses available by the week.
