A Cocoa Beach ownership sketch
Pier House is a fictional condominium at $560,000. The sketch shows how the standard screen treats it, including the costs that are not a mortgage.

This essay is sample analysis written for the Tiki Realty demonstration. It describes the permanent simulated dataset as of 1 October 2026. It is not a news report, not a forecast, and not advice.
Pier House, TR-1021, sits in the demonstration set at $560,000, two bedrooms, a tenth of a mile from the beach, with a $540 monthly association fee. The standard screen puts 20 percent down, uses the sample 6.42 percent 30-year rate, and counts tax, insurance, the association, maintenance, and a capital reserve. Principal is not an operating expense. It is debt service, and it stays out of NOI.
The long-term rent on the record is $3,400 a month before a 7 percent vacancy allowance and an 8 percent management fee. Change any of those and the cash flow moves. The workbench is there so you can. A short-term scenario uses the stored nightly rate and occupancy instead, and it does not also subtract vacancy. Occupancy already means paid nights.
Nothing in that paragraph is a rent appraisal or a lender quote. It is the same math the property page runs, written out so the page is not the only place the assumptions live.
