An insurance line, without pretending to quote one
Every fictional house carries a yearly insurance number. It is an input to NOI. It is not a policy.

This essay is sample analysis written for the Tiki Realty demonstration. It describes the permanent simulated dataset as of 1 October 2026. It is not a news report, not a forecast, and not advice.
Coastal insurance is one of the ways a Florida purchase stops being a mortgage problem and becomes a carrying-cost problem. This product refuses the shortcut of a single statewide assumption. Each demonstration house has its own yearly insurance figure, and the Coastal Risk Score has a separate insurance-pressure factor that does not have to match that dollar figure. One is an operating input. The other is a 0–100 weight. They can disagree, and when they do, the page shows both.
Do not average them into a premium. Do not describe either as an A.M. Best rating, a Citizens eligibility, or a wind-mitigation credit. Those are real systems. They are not wired in.
If you change the insurance input in the workbench, NOI and cash flow move and the risk score does not. That is correct. The score is a stored judgment. The dollar is a scenario.
