Monthly brief sample, September 2026

A longer pass over yield, insurance lines, and the cities where the demonstration beach is actually close.

This essay is sample analysis written for the Tiki Realty demonstration. It describes the permanent simulated dataset as of 1 October 2026. It is not a news report, not a forecast, and not advice.

September's sample brief stays inside the dataset. The cheapest houses are not always the closest to the water. Hammock Porch in Palm Coast is $489,000 and 3.5 miles from the beach. Pier House in Cocoa Beach is $560,000 and a tenth of a mile. Laurel Court in Sarasota is $690,000 and more than two miles inland. Ask Tiki's phrase "near the beach" means half a mile or less, so the Palm Coast and Laurel Court houses fall out on purpose.

Insurance lines in the set are higher on the barrier islands and on the Naples and Miami Beach studies, and they are still made up. A monthly brief that quoted a real carrier would need a source and a date. This one has a dataset date instead: 1 October 2026, which is the as-of for the whole product, including this September label. The overlap is deliberate. The brief is a sample written against the frozen set, not a calendar of events.

The work worth doing with it is mechanical. Pick a city, open the chart, open three houses, and run the same down payment on each. The differences you see are the differences we stored.
