This essay is sample analysis written for the Tiki Realty demonstration. It describes the permanent simulated dataset as of 1 October 2026. It is not a news report, not a forecast, and not advice.

This week's sample looks at Jacksonville Beach, Cocoa Beach, and Naples, because those three are the comparison the product keeps offering. Jacksonville Beach's constructed median is $814,000, with the quietest days-on-market of the three. Cocoa Beach is lower in price and a little faster in the baseline inventory turn. Naples remains the expensive, slower illustration.

No storm, election, insurance-market rupture, or rate decision is reported here. The sample mortgage card is unchanged: 6.42 percent on the 30-year example, 5.68 on the 15-year, 5.91 on the 5/1 label, and 6.55 on the jumbo label. Those are not locks.
